Application Filed for 3.3 Million Sq Ft Data Center Campus in Augusta, Georgia

A development of regional impact application has been filed with the Georgia State Department of Community Affairs for the Nixon Technology Center, a new data center campus outside Augusta. The proposed project, submitted by 3 G Investments, LLC, is located at 1538 and 1550 Four H Club Road and 3806 Mike Padgett Highway in Richmond County. It encompasses 388 acres and is planned to include 3.34 million square feet of data center space, with a target operational date in 2028 or 2029.

The site, largely vacant, is adjacent to the Augusta Regional Airport. The property owner is identified as the Nixon Trusts, represented by Trotter Jones. Last year, SGPB Holdings, LLLP, on behalf of the Nixon Trusts, successfully requested the rezoning of 100 acres at 1550 Four H Club Road from agricultural to heavy industrial to facilitate a manufacturing warehouse. This development reflects a broader trend of increased data center proposals across Georgia, a state traditionally considered a Tier 2 market, driven by rising demand.
