BKM Capital Partners and Kayne Anderson Real Estate Acquire Sandy Springs Industrial Campus for $100 Million
BKM Capital Partners and Kayne Anderson Real Estate have jointly acquired Northridge Commons, a substantial 471,000-square-foot industrial campus situated in Sandy Springs, Georgia. This northern Atlanta suburb property, located in Fulton County, was purchased for $100 million from the development firm Third & Urban.
The 38-acre Northridge Commons campus, originally built in the early 1980s, comprises seven distinct industrial facilities. These facilities offer a range of suite sizes, from 2,046 to 39,221 square feet, catering to diverse tenant needs. Positioned strategically along the Ga. Highway 400 corridor, the property was 90 percent leased at the time of the sale, demonstrating its strong market demand. Notably, the campus also features a significant 57 percent office finish, blending industrial utility with office space. Nathan Williams of Scotland Wright Associates facilitated the transaction. This acquisition underscores ongoing investor confidence in established, high-occupancy industrial assets within the robust metro Atlanta real estate market, offering potential for continued value creation for the new owners.
