
Oakland Firm Berkeley Partners Expands Greater Boston Footprint with $36M Industrial Purchase
Oakland-based investment firm Berkeley Partners has purchased two industrial assets in suburban Boston for a total of $36 million, according to public records. The seller in the transaction was Houston-based McCord Development, with CBRE representing the deal.
The acquisition encompasses two fully occupied properties in Massachusetts: 870 Donald Lynch Boulevard in Marlborough, a 59,000-square-foot research and development facility leased to Aspen Aerogels, and 30 Barefoot Road in Northborough, a 65,000-square-foot facility built to Good Manufacturing Practices standards.
The transaction bolsters Berkeley Partners' existing presence in Greater Boston, where the investor manages 43 commercial properties totaling over 4 million square feet. Nationwide, the firm holds 131 assets across 15 target markets, focusing primarily on light industrial and R&D product.
The sale underscores sustained institutional demand for specialized manufacturing and flex-industrial assets in the outer Boston submarkets, offering lenders and investors steady cash flow backed by established high-tech and specialized tenants.
