KAI Build is spearheading the construction of a $55 million adaptive reuse project in downtown Clayton, Missouri, converting the former 7UP headquarters into a residential development named The Upton. The 11-story building, situated at 121 S. Meramec Ave., will feature 118 luxury apartment units, including a mix of studio, one-, and two-bedroom layouts. Planned amenities for residents include a fitness center, clubroom, heated outdoor spa, entertainment spaces, a private speakeasy, and a dog park.

Kansas City-based Revive Capital Development, led by Michael Knight, acquired the property in September 2026. The structure served as 7UP's global headquarters from the mid-1960s to the late 1970s, later housing the St. Louis County World Trade Center before remaining vacant for over a decade. Architects Chris Cedergreen and Kent Wagster of HDA Architects are collaborating on the design.

Octagon Finance is providing a $48.3 million unitranche construction loan, which incorporates historic tax credits, to finance the project. A groundbreaking ceremony is scheduled for Tuesday, October 6. This development represents a substantial investment in revitalizing a prominent, long-vacant building in the St. Louis metropolitan area, converting obsolete commercial space into new housing stock.
