Maguire Hayden Sells 395,990 SF Claremont Industrial Building for $22.1M
Maguire Hayden Real Estate, a Conshohocken, Pa.-based investor, has sold a 395,990-square-foot industrial building in Claremont, a northern suburb of Charlotte in Catawba County, to Box Equities for $22.1 million. Michael Scarnato, Pete Pittroff and Dave Andrews of JLL represented the seller.
The property sits on about 17.9 acres and includes roughly 364,000 square feet of warehouse space plus office and support areas. The site offers 24 dock-high loading doors, clear heights of 14 to 20 feet, truck courts of 135 to 185 feet, a dedicated trailer parking lot and 109 car parking spaces.
Maguire Hayden first acquired the building through a sale-leaseback and then leased the entire facility to CertainTeed, a subsidiary of building materials manufacturer Saint-Gobain. During its ownership, the seller completed capital improvements including a new roof overlay and LED lighting throughout. The building was constructed in 1986 and renovated in 2011.
For investors, the deal shows continued demand for single-tenant, fully leased bulk industrial assets in the Charlotte region, where a long-term corporate lease anchors the income stream.
