Gerber Life Insurance Leases 12,868 SF at Two Trees’ 45 Main Street in Dumbo
Gerber Life Insurance, a children's life insurance provider headquartered in White Plains, New York, has signed a 12,868-square-foot office lease at 45 Main Street in Brooklyn's Dumbo neighborhood, according to Commercial Observer. Two Trees Management owns the property, and the new space will function as a satellite office for Gerber's technology staff.
The lease length and exact asking rent were not disclosed. Two Trees said the building's average asking rent falls between $45 and $55 per square foot. Two Trees' in-house team handled the deal for the landlord, while Cushman & Wakefield represented Gerber. Cushman & Wakefield did not immediately comment.
The 12-story office building was completed in 1912 and totals 475,000 square feet. Existing tenants include Bjarke Ingels Group and film editing collective Church Edit. Design firm Twelve also recently expanded there to 14,000 square feet.
For owners and lenders, the deal shows continued tenant demand for well-located older office stock in Dumbo, with leasing supported by non-real-estate employers expanding into the neighborhood.
