Brent Buck Designs 21-Unit Cobble Hill Condo With Unique Floor Plates
Brent Buck Architects, led by founder and principal Brent Buck, designed 110 Boerum Place, a six-story red brick condominium in Brooklyn's Cobble Hill neighborhood. Developer Avdoo challenged the firm to make each of the 21 units feel like its own independent residence, so the floor plates are largely distinct from one another rather than repeated floor to floor.
The building spans roughly 65,000 square feet and covers the full block between Dean Street and Pacific Street. Units range from two to five bedrooms. Homes still available are priced between $4.85 million and $13.5 million, and the project is reported as 70 percent sold.
The architects used recessed loggias to give interior apartments private outdoor space, a difficult goal in a New York City apartment building. Residents will share more than 11,000 square feet of amenities, including a gym, spa with a cold plunge and saunas, a children's playroom, and a party room with a fireplace and commercial kitchen. Move-ins are expected to begin early next year.
For developers and lenders, the project shows how custom unit layouts and private exterior space can support premium pricing in a mature Brooklyn neighborhood.
