Microsoft Files for Three-Building Data Center Campus in Floyd County, Georgia
Microsoft has filed a Development of Regional Impact application seeking approval for a three-building data center campus on 349 acres at 0 Huffaker Road in Rome, Floyd County, Georgia. The application was submitted on October 20. Microsoft acquired the property in 2023 under the working name Project Firecracker, and the campus is now referred to as ATL80.
The buildings would total up to 1,659,000 square feet. Microsoft estimates a build-out value of $360 million and roughly $35 million in annual local tax revenue. The company expects completion by 2032 and about 150 jobs once operational. Power demand is put at 422 MW, supplied by Georgia Power, and peak water use is estimated at 13,500 gallons per day.
The filing follows a application made a month earlier for ATL50, a two-building campus in Union City. Rome sits northwest of Atlanta, the company's main data center hub, where Microsoft already runs several projects, including a Fairwater facility scheduled to launch in November 2025.
For developers and lenders, the filing signals continued large-scale hyperscale expansion in Georgia's secondary markets, with power and water commitments central to approval.
