Design Firm Twelve Doubles Dumbo Office to 14,000 SF at 45 Main Street
Design firm Twelve has expanded its Brooklyn headquarters to 14,000 square feet by leasing an additional 7,000 square feet at 45 Main Street in Dumbo, according to a spokesperson for landlord Two Trees Management. The space covers part of the 12-story building's sixth floor.
The seven-year lease carried an asking rent of $52 per square foot. Crain's New York first reported the transaction. Twelve, founded in 2005, produces merchandise and packaging for brands and lists Dior and the New York Times among its clients. It also operates offices in Paris, London, Hong Kong and Shenzhen. Twelve did not use a broker. Two Trees was represented in-house by Alyssa Zahler and Elizabeth Bueno.
Twelve has been at 45 Main Street for more than a decade, after three years at Two Trees' 55 Washington Street nearby. The expansion is expected to be occupied in the first quarter of 2027. The 476,000-square-foot building houses several design studios and creative firms, and Bjarke Ingels Group renewed a 50,000-square-foot lease there late last year.
For office owners and brokers, the deal shows continued tenant demand for creative-sector space in Dumbo, with a established building owner renewing and expanding existing occupants.
