Spandrel Development Partners and 7G Group are partnering to bring a Marriott Bonvoy W Hotel to 400 S. Tryon St. in Charlotte. The luxury hospitality brand will anchor the adaptive reuse of a 1970s office high-rise, taking over the first nine floors and two penthouse suites of the 34-story, 587,000-square-foot tower.

The hospitality component will comprise 200 guest rooms, ground-floor dining, a coffee bar, and an 18,000-square-foot rooftop venue. Beyond the hotel, the broader redevelopment blueprint calls for approximately 400 residential apartments and upgraded parking facilities. Spandrel submitted conversion plans in April after purchasing the property at auction for $36 million, a steep discount from its prior valuation.

The project ranks among the largest office conversion efforts in Charlotte. Local office vacancy fell to 23% in the second quarter, aided by conversion activity removing obsolete space and steady leasing velocity. The hotel is projected to open by late 2029.

This project highlights how deep acquisition discounts allow developers to finance complex, multi-layered adaptive reuse programs combining luxury hospitality and residential units.
