Global investment manager Qube has committed to a 52,000-square-foot office lease at 70 Hudson Yards, a major development by Related Companies and Oxford Properties in Manhattan. The 1.4 million-square-foot, 52-story office tower is currently under construction, with completion anticipated in 2028. This deal follows financial advisory firm Deloitte's earlier agreement in April 2025 to anchor the building with 800,000 square feet, signed prior to the project's groundbreaking in June 2025.

The new tower, designed by Roger Ferris + Partners and Gensler, is positioned between West 35th and West 36th streets. It is notable for its ambition to be New York City's first zero-carbon-emission skyscraper, representing one of the largest ground-up office developments in the U.S. since the COVID-19 pandemic. Qube, which currently has an office nearby at 50 Hudson Yards, is expected to relocate to the new facility upon its completion. Asking rents in Hudson Yards averaged $117.66 per square foot in the third quarter of 2026, according to Avison Young's report.

This pre-leasing activity underscores continued demand for modern, amenity-rich office spaces in prime urban locations. For developers and investors, securing tenants well in advance of completion de-risks large-scale projects and validates the market's appetite for new, high-quality inventory.
