L&L Infinite Real Estate Partners, a development and investment firm, has completed the acquisition of 600 Third Avenue, a 42-story office building located in Midtown Manhattan. The firm partnered with Mack Real Estate Group, BLDG Management, and BD Blakely for this joint venture. Originally constructed in 1970, the 575,254-square-foot property was 92 percent leased at the time of the transaction. Key tenants include law firm Polsinelli, Energy Impact Partners, and global investment manager 3G Capital, alongside various retail establishments like Shake Shack and Chipotle Mexican Grill.

The building has recently undergone significant renovations, including lobby upgrades, elevator modernization, and improvements to its building systems. A redesigned plaza now offers public green space, enhancing pedestrian flow. Further plans include the development of an exclusive tenant amenity floor featuring a wrap-around terrace, lounge, and multi-purpose areas. Newmark's Adam Spies and Josh King represented the undisclosed seller. Bain Capital provided a $215 million acquisition loan to facilitate the deal. This acquisition highlights continued investor confidence in well-located, renovated office assets in prime urban markets, offering potential for further value creation through amenity enhancements.
