Distyl AI Doubles Manhattan Office Footprint to Over 30,000 SF at 135 Madison Avenue

Distyl AI, an artificial intelligence-powered software development firm, has expanded its New York City office by leasing the entire ninth floor at 135 Madison Avenue in Manhattan's NoMad neighborhood. This expansion brings the company's total footprint in the building to 30,076 square feet. Distyl AI initially moved into the 13-story building in December 2025, occupying 15,038 square feet on the tenth floor.

The recent lease, which runs through January 2028, was secured at an asking rent of $55 per square foot. This move underscores the company's rapid operational growth, necessitating additional space for its team. Koeppel Rosen, the building manager, represented the Rosen family in the transaction, while Newmark's Justin Pollner and Steven Rotter negotiated on behalf of Distyl AI.

The office building at 135 Madison Avenue, located at the corner of East 31st Street, also houses other technology and service companies. For developers and investors, this expansion highlights continued demand for office space in key urban markets, particularly from growing tech firms, and demonstrates the value of flexible leasing options for scaling businesses.
