
InterVest Capital Partners Secures $85M Refinancing for Microsoft-Anchored SoHo Property
InterVest Capital Partners has successfully secured an $85 million refinancing loan from Hudson Bay Capital for its seven-story mixed-use property located at 300 Lafayette Street in Manhattan's SoHo neighborhood. The 2019-built property is significantly anchored by Microsoft, which occupies the entire 63,000-square-foot office component across floors two through seven. Newmark’s team, including Jordan Roeschlaub, Nick Scribani, John Caraviello, and Ryan Bub, negotiated the competitive debt financing.
The building, designed by COOKFOX, also features 19,028 square feet of ground-floor and lower-level retail space, with tenants such as Neko Health, New Era, and Goldwin. Microsoft signed its long-term office lease in March 2019, just prior to the building's completion. Rob Rothschild, managing director at InterVest Capital Partners, emphasized that properties of this caliber are difficult to replicate at current replacement costs, underscoring the asset's strength and its high-quality tenancy. This refinancing highlights continued lender confidence and liquidity for prime, well-located commercial assets with strong tenants in key urban markets.
