Shorenstein Properties Acquires Fully Leased SoHo Office Building for $135 Million

Shorenstein Properties has acquired the fully leased 12-story office building located at 148 Lafayette Street in Manhattan's SoHo district from Tishman Speyer for approximately $135 million. The 155,000-square-foot property, situated at the corner of Lafayette and Howard streets, was brokered by Newmark. This acquisition follows Tishman Speyer's purchase of the building in May 2025 for $105.5 million, indicating a quick and profitable turnaround for the seller.

The LEED Gold certified building, originally constructed in 1913 and renovated in 2007 and 2017, boasts 141,359 square feet of office space and 13,454 square feet of ground-floor and lower-level retail, both 100 percent leased. Office tenants include General Catalyst, Graphite, WeWork, Charlotte Tilbury, Aura Frames, and Keystone, with retail occupied by Five Points Academy and 260 Sample Sale. Approximately 70 percent of the office space has been leased to new tenants since January 2025, with most leases extending into the 2030s at rents ranging from $70 to $120 per square foot. This transaction highlights continued investor confidence in prime, fully occupied office assets within dynamic urban markets.
