Nashville Office Building Converted into Dolly Parton’s SongTeller Hotel and Museum
The 211 Commerce office building in downtown Nashville has been successfully converted into the Dolly Parton-themed SongTeller Hotel and Life of Many Colors Museum. Opening on October 6, the project involved Herschend Enterprises collaborating with Parton's team, who acquired the property in December 2023 for $75 million. The 245-room boutique hotel spans 12 floors and features two live entertainment venues, Jolene’s and Parton’s Live, alongside a full-floor interactive museum.
Herschend CEO Andrew Wexler noted that while the existing structure presented design constraints compared to new construction, these limitations ultimately shaped a distinctive boutique property. This office-to-hotel conversion reflects a broader trend in downtown Nashville, where developers are repositioning properties to capitalize on strong tourism demand and address weakening office market fundamentals. Such conversions necessitate significant reconfigurations of floor plates and mechanical systems. The hotel's location near Lower Broadway benefits from high foot traffic, drawing over 17 million annual visitors to the city's music district. This project demonstrates a viable strategy for repurposing underperforming office assets in high-demand hospitality markets.
