
IHP Capital Partners and Scarborough Lane Development Advance 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, and Texas-based Scarborough Lane Development are progressing with the Peachtree master-planned community. This extensive 1,458-acre project is designed to include over 3,400 new single-family homes in Brazoria County, Texas. Located near the cities of Alvin and Liverpool, approximately 28 miles south of downtown Houston, the development has initiated site work on its initial 206 acres. This first phase is projected to deliver 535 single-family lots by the second quarter of 2027.
The comprehensive plan for Peachtree encompasses a recreation area featuring a lazy river pool and an outdoor pavilion, alongside dedicated spaces for retail, parks, open space, and tree preservation. The community will also include land reserved for two potential elementary school sites, benefiting from its location within the Alvin Independent School District. The developers intend to acquire additional land across multiple phases, with closings scheduled approximately every 18 months.
Chris Bley, co-president of IHP Capital Partners, emphasized the community's appeal, noting its blend of "attainably priced homes, top-tier schools, expansive open spaces, and modern amenities" in an accessible location. The project aims to meet the region's increasing demand for quality, affordably priced housing, capitalizing on its proximity to the Highway 288 corridor, which offers convenient access to major employment centers like the Texas Medical Center. This development represents a significant addition to the housing supply in a key Houston-area growth corridor.
