Dinerstein-Led Venture Completes 873-Bed Aspire Reserve in College Station
A joint venture made up of The Dinerstein Cos., Up Campus Student Living and Harrison Street Asset Management has finished Aspire Reserve, an 873-bed student housing building in College Station, Texas. The site sits in the Northgate District close to the Texas A&M University campus.
The 19-story property offers studio through six-bedroom units spanning roughly 400 to 1,900 square feet. Shared amenities include two pools, study and collaboration areas, a golf and gaming simulator, resident game lounges, a beauty bar, a retail market and an indoor and outdoor fitness and wellness center with yoga and spin studios.
The development team also included TDC Construction, B2 Design Co. and Dwell Design Studio. The report does not disclose a total project cost or a detailed construction timeline.
For developers and lenders, the delivery shows continued demand for large, amenity-heavy purpose-built student beds close to a major university. A fully delivered 873-bed asset can serve as a useful comparable for pricing and leasing in similar college markets.
