KDC and Pillar Commercial Partner on 225,000 SF Office Project in Allen, Texas

Developer KDC and investment group Pillar Commercial have formed a partnership to develop One Bethany North, a significant 225,000-square-foot office project in Allen, Texas. This nine-story building will be located within the Watters Creek mixed-use development, specifically on a 4-acre parcel owned by the Allen Economic Development Corp. The site is situated directly north of existing properties, One Bethany East and One Bethany West.

The new office facility is designed to include modern amenities such as pickleball courts, putting greens, and various outdoor gathering spaces, alongside a 3,500-square-foot restaurant. Pillar Commercial, in collaboration with Oklahoma-based Hall Capital, first established a presence in the Watters Creek district in 2021 with the acquisition of One Bethany East. The partnership with Allen EDC to develop One Bethany North was formed last year. While the project details are firm, a tentative construction timeline has not yet been publicly disclosed.

This development signifies continued growth in the Dallas suburb's commercial real estate market, offering new Class A office space that integrates recreational and dining amenities, appealing to businesses seeking modern, amenity-rich environments.
