Wesco Distribution Leases Over 376,000 SF at Channelview Logistics Center

Wesco Distribution has secured a 376,067-square-foot lease at Carpenters Logistics Center Building 1 in Channelview, Texas. This Class A industrial facility, located at 15600 Carpenters Logistics Drive in east Harris County, also includes a five-acre industrial outdoor storage (IOS) yard. CBRE, with Cape Bell, Jason Dillee, and Kayla Ripple, represented Trammell Crow Company, the developer, in arranging the transaction. Wesco Distribution, an affiliate of Wesco International, specializes in business-to-business distribution and supply chain solutions.

The Carpenters Logistics Center is strategically positioned two miles east of the Interstate 10 and Beltway 8 East interchange, and 16 miles northwest of the Port of Houston Barbours Cut Container Terminal, within Houston’s active southeast industrial submarket. According to Cape Bell, this lease underscores the strong strategic leasing activity for industrial properties situated along the Beltway, highlighting the center's competitive advantages in the current market.

Trammell Crow Company initiated the development approximately three years ago, acquiring 52 acres near Sheldon Road and Carpenters Bayou. George Farish, a Principal with Trammell Crow in Houston, emphasized the importance of identifying competitive locations for successful industrial developments. With Wesco Distribution occupying half of Carpenters Logistics Center, approximately 376,000 square feet of space remains available for lease, indicating ongoing opportunities for industrial users in this key logistics hub.
