Buchanan Capital and Vault Partners Announce Spec Industrial Project in Southwest Houston

Austin-based Buchanan Capital Partners has teamed up with Houston's Vault Partners to develop the Wildcat Distribution Center, a new speculative industrial facility in Southwest Houston. This 321,120-square-foot cross-dock facility, located at 222 Holmes Road, represents Buchanan Capital's second industrial investment in Houston this year and its first joint venture with Vault Partners.

Situated inside Beltway 8, the project offers strategic access to Highway 90 and Highway 288, and is approximately 15 minutes from Downtown Houston and Hobby Airport. A key feature of the Wildcat Distribution Center is its heavy power capacity, providing 10,000 amps, which is expected to attract advanced manufacturing and data center-adjacent tenants. Vault Partners will manage the development and construction, with FCL Builders as the general contractor, Goree Architects as the architect, and Kimley-Horn as the civil engineer. BancFirst provided the construction financing.

Michael Foreman of Cushman & Wakefield is handling the project's leasing. Developers emphasize the project's unique combination of size, access, and power in a supply-constrained infill location. This development highlights continued demand for high-power industrial space within Houston's urban core.
