Chord Energy has significantly expanded its office footprint at the 1001 Fannin building in downtown Houston, renewing its existing 130,300 square foot lease and adding an entire floor of 27,090 square feet. This brings the energy firm's total space in the 49-story tower to 157,390 square feet. Partners Real Estate, represented by Chip Colvill and Brad Beasley, handled the landlord's side of the negotiations, while Chad Beck of Cushman & Wakefield represented Chord Energy.

The 1001 Fannin building, formerly known as First City Tower, opened in 1981 and has recently undergone renovations, including a new conference center. These upgrades are credited with generating strong leasing activity, attracting new prospects alongside renewals from long-term tenants like Chord Energy, which has occupied space there for nearly two decades. The LEED Gold-certified building offers 1,333,312 square feet of office space, 25,000 square feet of retail, and a tunnel-connected parking garage. Additionally, a new 12-story parking garage is proposed on a nearby block, Block 95, recently acquired by the owners of the Houston Center complex. This ongoing activity underscores a dynamic commercial real estate environment in downtown Houston.
