Chord Energy, an established tenant, has significantly expanded its office space within the 1001 Fannin building in downtown Houston. The energy firm renewed its existing lease for 130,300 square feet and added an entire floor, totaling an additional 27,090 square feet, bringing its total footprint to 157,390 square feet. This transaction was brokered by Chip Colvill and Brad Beasley of Partners Real Estate, representing the landlord, and Chad Beck of Cushman & Wakefield, representing Chord Energy.

The 49-story 1001 Fannin building, originally known as First City Tower and opened in 1981, has recently undergone renovations, including a new conference center. These upgrades are reportedly driving strong leasing momentum, attracting new prospects alongside renewals like Chord Energy's. According to Partners Real Estate, over 140,000 square feet of additional leases have been completed in the building over the past 18 months. The LEED Gold-certified tower offers 1,333,312 square feet of office space, 25,000 square feet of retail, and a connected parking garage. This expansion by a long-term tenant underscores the value of strategic building improvements and the enduring appeal of well-located, updated office assets for developers and investors in the Houston market.
