Chord Energy, an established tenant, has significantly expanded its office presence at the 1001 Fannin building in downtown Houston. The energy firm renewed its existing 130,300 square feet and added an entire new floor of 27,090 square feet, bringing its total leased space to 157,390 square feet. Partners Real Estate, represented by Chip Colvill and Brad Beasley, handled negotiations for the landlord, while Chad Beck of Cushman & Wakefield represented Chord Energy.

The 49-story tower, formerly known as First City Tower, opened in 1981 and is located on a prominent downtown block. According to Partners Real Estate, the building has experienced strong leasing momentum, including renewals and new interest, following recent renovations that added a new conference center and other amenities. Over 140,000 square feet of additional leases have been completed in the building in the past 18 months. The LEED Gold-certified property features 1,333,312 square feet of office space and 25,000 square feet of retail. This activity underscores continued demand for quality, amenity-rich office space in Houston's central business district.
