
Former Bechtel Office Tower in Houston’s Lakes on Post Oak Acquired
The 19-story office tower at 3000 Post Oak Boulevard in Houston, formerly housing Bechtel, has been acquired by 3000 Post Oak Realty LLC. The 433,528-square-foot building, completed in 1979, is situated within the 23-acre Lakes on Post Oak office park, originally developed by Hines. Located near The Galleria and WaterWall Park, the property is currently 100% vacant after Bechtel Energy relocated in 2024.
This acquisition offers a significant redevelopment opportunity, with potential conversions to residential or hotel use, or for the buyer to occupy it as office space. JLL Capital Markets, represented by Marty Hogan, Jeff Hollinden, and Rick Goings, marketed the building. The previous ownership group, including Korean syndicator FG Asset Management, acquired the property in 2014 when Bechtel fully occupied it, reportedly for $175 million.
Since 2014, sales prices for many office buildings have declined due to the COVID-19 pandemic, the rise of remote work, and corporate downsizing, leading to increased citywide office vacancies in Houston. While newer buildings generally perform well, properties from the 1980s often face challenges. Bechtel's move to the CityWestPlace office campus, which subsequently reached 98 percent occupancy, highlights the market's demand for modern, amenity-rich office environments. A limited supply of new construction is expected to contribute to a more balanced market.
