
Former Bechtel Office Tower in Houston’s Post Oak Area Sells
The 19-story former Bechtel office tower at 3000 Post Oak Boulevard in Houston has been sold to 3000 Post Oak Realty LLC. This 433,528-square-foot building, completed in 1979 and part of Hines' 23-acre Lakes on Post Oak office park, was marketed by JLL Capital Market’s Marty Hogan, Jeff Hollinden, and Rick Goings.
The property, now 100% vacant after Bechtel Energy relocated in 2024, is seen as a prime candidate for redevelopment into residential or hotel space, or for an owner-occupier. Its sale reflects the broader challenges facing Houston's office market, where citywide vacancies have risen due to the COVID-19 pandemic, the work-from-home trend, and corporate downsizing. Newer buildings generally perform better, while many structures from the 1980s struggle.
This transaction follows a significant drop in property values since 2014, when the building reportedly sold for $175 million. The acquisition of this vacant asset highlights the ongoing shift in demand for office environments and the potential for adaptive reuse in established commercial districts.
