The 433,528-square-foot building, constructed in 1979 as part of Hines' 23-acre Lakes on Post Oak office park, has been vacant since Bechtel Energy relocated in 2024.
The property was marketed by JLL Capital Market’s Marty Hogan, Jeff Hollinden, and Rick Goings. Its previous ownership group, including Korean syndicator FG Asset Management, faced pressure after Bechtel's departure. The building's vacancy opens up opportunities for redevelopment into residential or hotel space, or for a new corporate user.
This transaction occurs amidst a challenging Houston office market, characterized by high vacancies and negative absorption trends, particularly for older buildings, influenced by the COVID-19 pandemic and the rise of remote work. The sale highlights the ongoing shift in demand towards modern, amenity-rich office environments, as noted by real estate veteran Eric Siegrist regarding Bechtel's move to the highly occupied CityWestPlace campus.
