
Former Bechtel Office Tower in Houston’s Post Oak Park Sold
The 19-story office tower at 3000 Post Oak Boulevard in Houston, formerly home to Bechtel, has been sold to 3000 Post Oak Realty LLC. Completed in 1979, the 433,528-square-foot building is part of the 23-acre Lakes on Post Oak office park, developed by Hines. Bechtel Energy vacated the premises in 2024, leaving the tower entirely vacant.
This 100% vacancy positions the property as a prime candidate for redevelopment into residential or hotel space, though the new owner could also opt to use it for their own office needs. JLL Capital Market’s Marty Hogan, Jeff Hollinden, and Rick Goings marketed the property. The previous ownership group, including Korean syndicator FG Asset Management, acquired the building in 2014. The sale reflects broader market trends in Houston, where office vacancies have risen due to the pandemic, remote work, and corporate downsizing, particularly impacting older buildings. The transaction highlights the evolving landscape for older office assets in major urban centers.
