
Greenspoint Mall in Houston to Undergo $150 Million Redevelopment into Industrial Park
The Greenspoint Mall in Houston is set for a substantial $150 million redevelopment, transforming the aging retail center into the expansive CityNorth Industrial Park. This significant project, led by Lincoln Property Co. and New York Life Investment Management, will convert the 80-acre site, strategically located at the northeast corner of Interstate 45 and Beltway 8, into a modern logistics and commercial hub.
The plans include the construction of 1.2 million square feet of new industrial buildings, complemented by various retail and service establishments. Demolition of the existing mall structure is scheduled to begin in October 2026. Fitness Connection, which has been a tenant since 2005 and is now the mall's only remaining business, will receive a new 45,500-square-foot build-to-suit facility on the property. This redevelopment underscores a growing trend of repurposing large, underutilized retail sites for industrial and mixed-use purposes, offering developers and investors new opportunities in high-demand logistical corridors.
