
Greenspoint Mall in Houston Undergoing $150 Million Industrial Park Redevelopment
The former Greenspoint Mall in Houston is set for a significant transformation, with a $150 million redevelopment project converting the site into CityNorth Industrial Park. Located at the northeast corner of Interstate 45 and Beltway 8, the 80-acre site will eventually host 1.2 million square feet of industrial buildings, alongside new retail and service uses. Demolition of the existing mall structure is scheduled to commence in October 2026.
Fitness Connection, a long-standing tenant at Greenspoint Mall since 2005, is partnering with Lincoln Property Co. and New York Life Investment Management to construct a new 45,500-square-foot build-to-suit facility on the redeveloped site. This $15 million facility will allow the fitness chain to remain operational during the extensive construction phase, offering modern strength, cardio, and recovery amenities. This large-scale conversion from a retail mall to a mixed-use industrial and commercial hub represents a major land-use shift in the Houston metropolitan area. For developers and investors, this project highlights opportunities in repurposing aging retail assets into high-demand industrial and service-oriented properties.
