
Hines Advances Industrial Development in Houston Amid Manufacturing Boom
Hines is developing multiple industrial projects across key manufacturing hubs, including Houston, California's Fremont-Newark corridor, Phoenix, and Florida's Space Coast. The firm's research identifies Houston, Phoenix, and San Jose as top markets for new industrial facilities, driven by robust manufacturing activity.
In Houston, Hines has three major industrial projects underway. The Aero Logistics Center near Hobby Airport is scheduled for a Q3 2026 groundbreaking. Mills 249 Logistics in northwest Houston is expected to complete in September. Phase II of Lone Star Logistics Park at 2304 Reed Road will add 476,063 square feet, with delivery this fall.
Steve Luthman, Global Head of Real Estate at Hines, noted that advanced manufacturing is a primary driver of real estate demand in markets with strong capital investment and skilled labor. Local developer Robert Clay of Clay Development & Construction confirmed that manufacturing companies comprised 30% of Houston's new business announcements in 2025, signaling a sustained need for industrial properties. This trend indicates a robust market for new industrial development.
