
Hines Advances Industrial Development in Houston and Other Key Markets Driven by Manufacturing Growth
Real estate firm Hines is expanding its industrial portfolio with six new projects totaling more than 2.3 million square feet. These developments are strategically located in Houston, California's Fremont-Newark corridor, Phoenix, and Florida's Space Coast, targeting markets identified by Hines' research as having strong manufacturing activity.
Three of these projects are in Houston, where Hines is developing the Aero Logistics Center, a 270,900-square-foot facility near Hobby Airport, with groundbreaking scheduled for Q3 2026. Also in Houston, Mills 249 Logistics, a 200,200-square-foot building, is expected to be completed in September, and Phase II of Lone Star Logistics Park will add 476,063 square feet to its infill campus, bringing the total to 1.1 million square feet upon its fall delivery.
Steve Luthman, Global Head of Real Estate at Hines, noted that advanced manufacturing is a key force reshaping real estate demand, emphasizing the importance of skilled labor, infrastructure, and supply chains in selecting markets. Houston developer Robert Clay of Clay Development & Construction also confirmed the trend, citing that 30 percent of new business announcements in Houston in 2025 were from manufacturing companies, including those producing transformers, batteries, and alternative energy supplies. This indicates a sustained need for new industrial and manufacturing facilities in these growing regions.
