
Houston Metro Area Sees Retail Groundbreaking, Significant Industrial and Multifamily Deals
The Houston metropolitan area is experiencing a surge in real estate activity, highlighted by the imminent groundbreaking of Dunham Pointe, a 202,000 square-foot retail and restaurant district in Cypress. Developed by Trademark Property Co. and MetLife Investment Management, the project has secured financing and boasts Whole Foods Market, Nordstrom Rack, and Shake Shack among its 14 signed tenants. This development is part of the larger 1,300-acre Dunham Pointe master-planned community, which has already seen over 1,000 home sales since 2021.
Beyond retail, the region saw significant investment in other sectors. Fat Property acquired two multifamily properties totaling 131 units in Midtown Houston. The industrial market was active with Hornet Real Estate purchasing two light industrial properties in Southwest Houston, and Alterra IOS adding four industrial outdoor storage sites across Houston, La Porte, and Conroe. Major leasing activity included 180,000 square feet of new office commitments at 10000 Energy Drive in Spring, boosting its occupancy to 90%, and Wesco Distribution leasing 376,000 square feet of industrial space in Channelview. These transactions underscore a responsive market amid low vacancy rates.
