Houston Real Estate Roundup Features 16K SF 5POP Opening, Office Trade, and New Industrial Project
Commercial real estate across the Houston metro recorded notable transactions spanning hospitality, office, multifamily, and industrial sectors. At 5POP (4400 Post Oak Parkway), restaurateur Mack McDonald launched Mack Allen’s, a 16,000-square-foot fine-dining and event venue that marked Houston's largest food-and-beverage lease of 2024. The venue features a 50-seat bar, a quarter-acre courtyard, and multiple private event rooms designed by Montgomery Roth Architecture & Interior Design.
Investment activity included Hunington Residential selling The Vic at Jordan Ranch, a 92% occupied, 365-unit Katy apartment community. In The Woodlands, Capital Legacy Partners purchased Venture Tech VIII, an 87% leased, 70,000-square-foot office building, from a Rycore Capital affiliate in a deal brokered by JLL.
On the leasing front, Millennium Tower secured 40,000 square feet across four office tenants, while Texas Medical Center outlined new dining additions for its TMC Commons Food Hall. Additionally, Hines announced plans to break ground on Aero Logistics Center, a 271,000-square-foot two-building industrial project near William P. Hobby Airport. These deals demonstrate ongoing capital deployment across Houston's core employment and suburban nodes.
