Houston’s 1.7 Million SF Wells Fargo Plaza Skyscraper Listed for Sale
The Wells Fargo Plaza, a prominent 71-story skyscraper in downtown Houston, has been put up for sale, signaling what could be one of the largest office building deals in the city recently. Located at 1000 Louisiana Street, the 1.7 million-square-foot tower stands 992 feet tall, making it the third-tallest in Texas.
Developed by Century Development and opened in 1983, the building was designed by architect Richard Keating of Skidmore, Owings & Merrill. It was once known as the tallest all-glass building in the Western Hemisphere and has previously been named Allied Bank Plaza and First Interstate Bank Plaza. The property is currently owned by Metropolitan Life Insurance Co. and the New York State Common Retirement Fund, who have engaged JLL Capital Markets brokers Jeff Hollinden and Kevin McConn to manage the sale.
The tower is 70.6% occupied, with key tenants including Wells Fargo, PwC, NextDecade, Susman Godfrey, and the Adair restaurant. This sale follows other significant Houston office transactions, such as the Williams Tower sale in July for over $300 million and the Bank of America Tower acquisition in 2019 for $418 million. The availability of 1000 Louisiana Street presents a notable investment opportunity within Houston's commercial real estate market.
