The 10000 Energy Drive office building, a 563,716 square-foot Class AAA tower in Houston's City Place development, has reached 90% occupancy following a significant leasing surge. Approximately 180,000 square feet of new leases have been signed, including six headquarters commitments. Newmark Executive Managing Director David Baker, along with Elliott Hirshfeld and Kristen Baker, handle leasing for the property.

Among the new tenants are DSV, Iron Oak Energy Solutions, Enerflex, and TETRA Technologies, alongside two undisclosed headquarters. The building, constructed in 2014 as the headquarters for Southwestern Energy, is located in northernmost Harris County, within the 2,000-acre City Place development, formerly known as Springwoods Village. This area is also home to Exxon Mobil's global headquarters.

Kristen Baker noted that the property's fundamentals, such as access to talent, regional connectivity, and infrastructure reliability, align with qualities sought by headquarters-users. Despite a moderation in overall Houston leasing activity, demand remains strong for top-tier assets. Class A properties accounted for 66% of leasing volume in Q1 2026, indicating a continued "flight-to-quality" trend. Occupiers are prioritizing workplace experience and talent accessibility, positioning well-located trophy assets to outperform.
