Houston’s 10000 Energy Drive Tower Reaches 90% Occupancy with Six New Headquarters Leases

The 10000 Energy Drive office tower in Houston's City Place development has achieved 90% occupancy following a surge in leasing activity, totaling 180,000 square feet of new commitments. This includes six headquarters leases, significantly filling the 563,716-square-foot Class AAA building. Located in northernmost Harris County, the 10-story tower was originally built in 2014 as the headquarters for Southwestern Energy.

Newmark Executive Managing Director David Baker, who handles leasing, noted that the property's strong fundamentals—including access to talent, regional connectivity, and high-quality space—attracted these headquarters users. Among the new tenants are DSV, Iron Oak Energy Solutions, Enerflex, and TETRA Technologies, alongside two undisclosed companies.

This leasing success highlights a broader "flight-to-quality" trend in the Houston office market, where demand continues to concentrate in top-tier assets. Despite a citywide office vacancy rate of 25% across all classes, Class A properties accounted for 66% of leasing volume in Q1 2026. The City Place development, formerly Springwoods Village, is a 2,000-acre master-planned community approximately 25 miles north of downtown Houston, also home to Exxon Mobil's global headquarters. Developers and investors can observe that well-positioned trophy assets in leading suburban locations continue to outperform.
