IHP Capital Partners, a national residential real estate investment firm, in partnership with Texas-based Scarborough Lane Development, is actively developing the 1,458-acre Peachtree community in Brazoria County, Texas. This expansive master-planned project, located near the cities of Alvin and Liverpool and approximately 28 miles south of downtown Houston, is slated to deliver over 3,400 new homes.

Site work has commenced on the initial 206 acres, with 535 single-family lots expected to be completed by the second quarter of 2027. The development plan for Peachtree includes a comprehensive recreation area featuring a lazy river pool and an outdoor pavilion. Additionally, the community will incorporate retail spaces, parks, open areas, tree preservation zones, and land allocated for two potential elementary school sites within the Alvin Independent School District.

The developers have closed on the initial land purchase and plan subsequent land takedowns in phases, approximately every 18 months. Peachtree is strategically positioned five miles east of Highway 288, a corridor that provides convenient access to major employment hubs like the Texas Medical Center. This large-scale community aims to meet the region's increasing demand for attainably priced housing, offering long-term value through a blend of modern amenities, quality education access, and extensive open spaces. The project represents a significant expansion of residential inventory in a key Houston-area submarket.
