IHP Capital Partners and Scarborough Lane Advance 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, in partnership with Texas-based Scarborough Lane Development, is actively developing the 1,458-acre Peachtree community in Brazoria County, Texas. This expansive project is slated to deliver more than 3,400 new homes, alongside retail spaces, parks, and land designated for two potential elementary schools.
Site work is currently underway on the initial 206 acres, with 535 single-family lots projected for completion by the second quarter of 2027. The community, located near Alvin and Liverpool, approximately 28 miles south of downtown Houston, benefits from its proximity to the Highway 288 corridor, offering convenient access to major employment hubs like the Texas Medical Center. Peachtree is situated within the Alvin Independent School District, enhancing its appeal for families.
The development plan for Peachtree includes a recreation area with a lazy river pool and an outdoor pavilion, emphasizing a vibrant lifestyle. This large-scale undertaking by IHP Capital Partners and Scarborough Lane Development aims to provide attainably priced housing in a rapidly growing region, building on the historical success of master-planned communities in the Highway 288 corridor. The ongoing development signifies continued investment and growth opportunities for homebuilders and related services in the greater Houston area.
