
IHP Capital Partners and Scarborough Lane Develop 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, and Texas-based Scarborough Lane Development are underway with the Peachtree community, a 1,458-acre master-planned development in Brazoria County, Texas. Located near the cities of Alvin and Liverpool, approximately 28 miles south of downtown Houston, the project is slated to deliver over 3,400 new homes.
Site work has commenced on the initial 206 acres, with 535 single-family lots expected to be completed by the second quarter of 2027. The comprehensive plan for Peachtree includes a recreation area with a lazy river pool, an outdoor pavilion, retail spaces, parks, and open areas. The community also designates land for two potential elementary school sites within the Alvin Independent School District, serving surrounding areas like Iowa Colony and Manvel.
Developers note the project's strategic location five miles east of Highway 288, providing convenient access to major employment hubs, including the Texas Medical Center. Scarborough Lane Development is managing the horizontal development, leveraging its experience in land planning, entitlements, infrastructure, and Municipal Utility Districts (MUDs) to support the large-scale residential endeavor. This development aims to address the region's accelerating demand for attainably priced housing and quality education. This project underscores the continued expansion of master-planned communities along the Highway 288 corridor, a key growth area for residential and commercial development in the Houston metropolitan area.
