
IHP Capital Partners and Scarborough Lane Development Advance 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, and Texas-based Scarborough Lane Development are actively developing the 1,458-acre Peachtree community in Brazoria County, Texas. This large-scale project is slated to include over 3,400 new single-family homes, addressing the accelerating demand for quality housing in the region.
Site work is currently underway on the initial 206 acres, with 535 single-family lots anticipated for completion by the second quarter of 2027. The master plan for Peachtree incorporates a comprehensive recreation area featuring a lazy river pool and an outdoor pavilion, alongside dedicated spaces for retail, parks, and tree preservation. The community will also allocate land for two potential elementary school sites, benefiting from its location within the Alvin Independent School District.
Situated five miles east of Highway 288 and approximately 28 miles south of downtown Houston, Peachtree offers convenient access to major employment hubs like the Texas Medical Center. Developers plan multiple land takedowns every 18 months, with Scarborough Lane managing horizontal development, including entitlements and infrastructure delivery utilizing Municipal Utility Districts. This development signifies a substantial addition to the housing supply in a rapidly expanding corridor.
