
IHP Capital Partners and Scarborough Lane Development Begin 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, is collaborating with Texas-based Scarborough Lane Development to create the 1,458-acre Peachtree community in Brazoria County, Texas. This large-scale project, located near Alvin and Liverpool and 28 miles south of downtown Houston, is planned to include more than 3,400 new homes.
Site work has commenced on the initial 206 acres, with 535 single-family lots anticipated for completion by the second quarter of 2027. Peachtree will feature a recreation area with a lazy river pool and outdoor pavilion, alongside retail spaces, parks, open areas, and land designated for two potential elementary schools within the Alvin Independent School District. The development leverages Municipal Utility Districts for infrastructure delivery.
This project addresses the growing demand for attainably priced housing in the region, particularly along the Highway 288 corridor, which has seen significant residential and commercial growth. The development's proximity to urban employment centers like the Texas Medical Center is expected to offer long-term value to homeowners.
