IHP Capital Partners and Scarborough Lane Development Launch 3,400-Home Peachtree Community in Brazoria County
IHP Capital Partners, a national residential real estate investment firm, in partnership with Texas-based Scarborough Lane Development, has commenced work on the 1,458-acre Peachtree community in Brazoria County, Texas. This large-scale master-planned development is slated to include over 3,400 new homes, along with retail spaces, parks, and land designated for two potential elementary schools within the Alvin Independent School District.
Site work has begun on the initial 206 acres, with 535 single-family lots expected to be ready by the second quarter of 2027. The community, located five miles east of Highway 288 and approximately 28 miles south of downtown Houston, will feature recreational amenities such as a lazy river pool and outdoor pavilion. Developers highlight the project's strategic location along the Highway 288 corridor, offering convenient access to major employment centers like the Texas Medical Center.
Peachtree represents a significant response to the region's demand for attainably priced housing, building on the success of previous developments in the area. The project adds to IHP's growing Texas portfolio, underscoring continued investment in high-growth markets. For developers and lenders, this project signifies robust activity in master-planned communities south of Houston, indicating strong market confidence and opportunities for homebuilders.
