
Partnership Acquires 573-Unit Apartment Community in West Houston
A joint venture formed by Spirit Investment Partners and Strategic Value Partners, both based in Connecticut, has completed the acquisition of Resia Ten Oaks, a 573-unit apartment community situated in West Houston. This purchase was part of a larger portfolio transaction that also included Resia Rayzor Ranch, a 322-unit property located in Denton, North Texas.
Resia Ten Oaks, constructed in 2024, offers a mix of one, two, and three-bedroom units, ranging from 608 to 1,033 square feet. The community provides residents with amenities such as a swimming pool, fitness center, playground, and a clubhouse. JLL's Jamie Leachman and Carter Wroblewski facilitated the acquisition financing, secured through Oaktree Capital Management. Miami-based Resia was the seller in this transaction. Following the acquisition, the new ownership has initiated a rebranding of the property.
This deal highlights continued investor interest in large-scale multifamily assets within key Texas markets, signaling robust activity for developers and lenders in the region.
