
Partnership to Redevelop North Houston’s Greenspoint Mall into $150M Industrial Park
A partnership formed by Dallas-based Lincoln Property Co. (LPC) and New York Life Investment Management has acquired the former Greenspoint Mall in North Houston, initiating a $150 million industrial redevelopment project. The 80-acre site, located at the intersection of I-45 and Beltway 8, will be transformed into CityNorth Industrial Park.
Greenspoint Mall, which originally opened in the mid-1970s and closed approximately two years ago, is slated for demolition in the coming days. The ambitious plan includes developing 1.2 million square feet of new cross-dock and rear-load industrial buildings, alongside dedicated retail and service spaces. Notably, Fitness Connection, a current tenant, will remain on the property in a new 45,500-square-foot, build-to-suit facility.
The project team includes Powers Brown Architecture as the architect, Kimley-Horn for civil engineering, and E.E. Reed Construction as the general contractor. Completion of CityNorth Industrial Park is anticipated in early 2028. This redevelopment signifies a major adaptive reuse effort, converting obsolete retail infrastructure into modern logistics and distribution facilities, thereby enhancing industrial capacity in the Houston market.
