Stonelake Capital has initiated construction on 100 Park Place, a 17-story office tower located at 4100 Westheimer Road in Houston. This development, positioned near the Highland Village shopping center and River Oaks District, will offer approximately 250,000 square feet of office space above ground-level retail and multiple parking levels. JLL, handling the leasing, reports promising market interest, noting the scarcity of new office inventory in the Galleria area.

Scheduled for delivery in the first quarter of 2028, 100 Park Place is proceeding as a speculative project, bypassing the typical 50% preleasing requirement often imposed by lenders. Bank OZK is providing the financing for this venture. The new tower will stand adjacent to Stonelake Capital's 200 Park Place, a 15-story building completed in 2022 and later acquired by Hines Global Income Trust for $145 million.

Despite a citywide office vacancy rate of around 25%, the market for new, high-quality "Trophy Class A+" office space with modern amenities remains tight, with a reported vacancy of 11.7%. This demand supports new construction, even as developers face rising costs for materials like steel and copper. The project signifies continued investment in premium Houston office assets.
