Chicago-based Stotan Industrial is set to redevelop a 20-acre site at 711 Rankin Road in North Houston, transforming it into a significant industrial asset. The developer has acquired the property with immediate plans to demolish the existing 80,000 square-foot building, which currently houses the coworking operator 711 Rankin Operations. In its place, Stotan will construct Stotan Crossings 45, a new 345,000 square-foot cross-dock industrial facility.

Bobby Patterson, Senior Vice President and Texas Market Officer at Stotan, highlighted the company's long-term conviction in the Houston market, attributing it to robust demand fundamentals, population growth, and manufacturing tailwinds. Demolition of the current structure is slated to begin within the next two weeks, with construction of the new industrial building expected to commence this quarter. CBRE's Greg Holmes, Jason Dillee, and Savannah Smith will oversee leasing for the project, and Arco Design/Build has been appointed as the general contractor. This strategic redevelopment underscores a shift in land use, converting existing office space into high-demand industrial capacity within a growing metropolitan area.
