
Texas Real Estate Market Returns to Pre-Pandemic Norms, Economist Ted Jones Reports
Real estate economist Ted C. Jones recently presented an optimistic outlook on the Texas real estate market, asserting that conditions have largely normalized to pre-COVID-19 levels. Speaking at the CommGate Economic Outlook in Houston, Jones emphasized that the market's current state reflects a return to fundamentals seen in 2019, prior to the pandemic's economic disruptions.
Jones identified four key drivers of economic health: affordable energy, technological advancements, inflation-adjusted capitalization rates, and effective governmental policy. While acknowledging persistent inflation, he noted that most economic indicators for the Houston region and Texas as a whole show significant rebound and potential for further growth. Texas is home to four of the nation's fastest-growing metropolitan areas, including the Brownsville/Harlingen MSA, boosted by SpaceX operations. The state also leads in data center growth, second only to Arizona, due to low electricity costs.
Despite a caveat regarding depressed office occupancy post-pandemic, Jones cited adaptive redevelopments, such as The Watt in Houston, as examples of developer creativity. He cautioned that the Federal Reserve Bank is expected to implement at least one more interest rate hike this year to combat inflation. This economic stability and growth potential offer a favorable environment for developers and investors in Texas.
