
Trammell Crow and Daiwa House JV Sells 153,928 SF Industrial Building in Houston for $26.8 Million
Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. have completed the sale of Building 3 within the Blue Ridge Commerce Center in southwest Houston for $26.8 million. The 153,928-square-foot industrial facility was acquired by Applied Optoelectronics Inc. (AOI), which had been leasing the property since February. The transaction, which closed in early September, involves a building completed in Fall 2025 at 16851 Blue Ridge Commerce Drive, located in Fort Bend County near the Fort Bend Parkway.
AOI, a publicly traded company specializing in components for artificial intelligence in datacenter and communication networks, is expanding its manufacturing operations. This acquisition follows recent purchases of two new buildings in Pearland and an expansion of its Sugar Land campus, underscoring the company's growth fueled by increasing demand for high-speed optical connectivity in AI data centers.
George Farish, Principal with TCC in Houston, noted the significance of the deal, highlighting AOI's long-established presence and commitment to advanced manufacturing in the Greater Houston market. Trammell Crow and Daiwa House are also proceeding with Phase II of Blue Ridge Commerce Center, which will add 687,338 square feet across three buildings, slated for completion in Spring 2027. This sale reinforces the center's appeal as a prime destination for growing technology companies seeking industrial space.
