Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. have completed the sale of Building 3 within the Blue Ridge Commerce Center in southwest Houston for $26.8 million. Applied Optoelectronics Inc. (AOI), which had been leasing the 153,928-square-foot industrial facility since February, acquired the property in a deal that finalized in early September. The building, located at 16851 Blue Ridge Commerce Drive in Fort Bend County, was finished in fall 2025.

AOI, a Nasdaq-traded company founded in 1997, specializes in components for artificial intelligence in data center and communication networks. This acquisition supports their expanding manufacturing operations, following recent purchases in Pearland and an expansion of their Sugar Land headquarters. George Farish, Principal with TCC in Houston, noted the significance of AOI's commitment to state-of-the-art manufacturing within the Greater Houston market.

The Blue Ridge Commerce Center, near the Fort Bend Parkway and McHard Road, is proving to be a key destination for growing companies. Trammell Crow and Daiwa House recently broke ground on Phase II, adding 687,338 square feet across three buildings, slated for completion in Spring 2027. This sale underscores the robust demand for industrial space, particularly from owner-occupiers in the technology sector.
